A “Short sale and Foreclosure Resource” (SFR) is a designation from the National Association of Realtors. This is a licensed Realtor who is specially trained to assist homeowners who are one or more payments behind in their mortgage. The SFR can potentially correct the situation by; offering advice or direction on refinancing the property, or by; listing and selling the property (which would protect all or most of the homeowner’s equity). They will have a network of investors who could purchase the property quickly, and communicate directly with the lenders on options and procedures associated with preventing or postponing the foreclosure.

A foreclosure on your credit report will prevent you from purchasing a home for at least 5 years, the national average is 7 years. The sooner a SFR specialist gets involved the better the chances of saving a declining credit score. With each missed payment the credit score of a borrower drops considerably. Your credit score will dramatically impact your quality of life. You need a satisfactory credit score to rent an apartment or buy a cell phone for example. One missed payment is not a life changer, but two or more will have profound impacts on a borrower’s ability to secure additional credit lines moving forward.
